January 2017 Real Estate Market Report - Sharon
There were 31 single family homes for sale in Sharon MA as of January 1st, 2017. Twelve, single family homes sold during the month of January. They ranged in size from a 2-bedroom bungalow of 924 square feet which sold for $300,000 ($100 above list price) to a 4-bedroom, 3.5 bathroom Colonial of approximately 3,200 square feet which sold for $826,250.
An additional 8, 3-bedroom homes sold representing 5 different styles (Ranch, Raised Ranch, Cape and Split-level) and 2 other 4-bedroom, Colonial-style homes sold.
The January 2017 real estate market report for Sharon shows that the average list price was $490,407 and the average sales price was $477,715. Seven of these properties were initially priced above market value and had to lower the price anywhere from $5,000 to $38,200 before getting an offer that was accepted.
Typically, the longer an overpriced home sits on the market, the lower the sale price will be than if it was priced according to the market value from the start.
...and What Didn't Sell?
Wrapping up the Sharon real estate market report for January, there were 22 single family homes still listed for sale in the MLS Property Information Network (MLSPIN). The average sales price of those still on the market at that time was $920,513. Four of those homes, listed over $1,000,000, have not yet been built.
What Should Those Sellers Know?
It's not a Sellers' Market in every price range. Of the homes for sale at the end of the January real estate market those priced between $300,000 and $899,999, reflect a Sellers' Market.
Homes listed in the $900,000 price range reflect a Balanced Market with an inventory that is meeting demand.
The homes listed over $1,00,000 are facing a Buyers' Market.
