The average sales price of single family homes sold in Sharon MA in January 2011 climbed 72% since December 2010. Those figures include the sale of a $1 million dollar home which sold in January. Even without that home in the calculations, the average sales price increased by 60%.
Does that mean that there is huge upward trend in the local real estate market? No. The numbers don't mean that. In January 2011, there were 8 single family homes sold. The lowest sale price was $460,000, which is $63,000 above the median sales price in Sharon for 2010. The higher than usual sales prices this month can mistakenly lead one to misinterpret the market.
Here's a look at the rise and fall of the Average Sales Prices of Single Family Homes, from January 2010 to January 2011.
You'll notice that there are significant increases in June, October and January (2011). In each of these months, one home sold for more than $1 million dollars. June also had more than twice the number of sales of any other month in 2010 with 37 single family homes sold spurred by the Home Buyers Tax Credit.
The good news is that since November, the average sales price has continued to rise in Sharon MA. The higher than usual sales numbers in January (2011) may make February's numbers look like a market decline. I'll report on the market again at the end of February and evaluate how the market is responding in Sharon MA at that time.
